What the service is

Permitz reads adopted municipal records and reports what they say about short-term rental and permits at an address. Each statement cites its source section and states the date the source was verified. The free records check and the Clearance Report are descriptions of the record as of that date.

What the service is not

Permitz is not a law firm and gives no advice. It does not apply the records to a person's situation, does not state what a person may or may not do, and renders no status label for a property. Ordinances change; a statement is accurate only as of its stated date. Questions about a specific situation belong with a licensed land-use attorney in the property's jurisdiction.

Acceptable use

• The first address check is free and needs no account.
• A second address needs a free account. Automated bulk querying of the check is not permitted; the site rate-limits it.
• Agents may fetch public pages, including the markdown variants and /llms.txt, and may cite them with a link.
• Do not misrepresent a Permitz statement as a government determination.

Reports and payments

A Clearance Report is prepared for one property and carries a 90-day validity frame. Payment is handled by Stripe. If a report cannot be produced for the property after purchase, the charge is refunded in full. Issuance services are scoped and quoted by email; their terms are stated in that quote.

Liability

Permitz describes records in good faith and re-verifies a cited statement on request. The service is provided as is. To the extent permitted, Permitz is not liable for decisions made on the basis of a records statement, and total liability is limited to the amount paid for the report in question.
